Most additions price out at roughly $200–$500+ per square foot depending on region and finish level, so a 400-square-foot primary suite commonly runs $100,000–$200,000. Bump-outs and simple bedroom additions sit lower; second-story additions and anything with a bathroom sit higher. Your consultation produces a written estimate for your actual house and lot.

Is it cheaper to add on or to move?

Run both numbers honestly. Moving costs 8–10% of your home's value in transaction costs alone — before you've bought a single square foot more house, and often at a higher mortgage rate than the one you have.
