Why LA is America’s ADU capital

The math and the law both point the same way. California’s state ADU statutes force by-right approval on most single-family lots, LADBS has processed tens of thousands of ADU permits since 2017, and LA rents make a backyard unit one of the few construction projects with a rental yield attached. Meanwhile every garage on a flat lot is a head start: foundation poured, walls framed, driveway in place.

The three LA ADU paths

  • Garage conversion — LA’s signature project. Existing two-car garages convert to studios or one-bedrooms of roughly 360–450 square feet; the work is waterproofing, insulation, plumbing, electrical, and finishes.
  • Detached backyard ADU — up to 1,200 square feet under state law. New foundation and utilities, full design freedom, best rental and resale numbers.
  • Junior ADU (JADU) — up to 500 square feet carved out of the existing house with an efficiency kitchen. The budget option, often paired with a garage conversion for a two-unit strategy.

What feasibility checks on an LA lot

Zoning and overlay quirks (hillside, historic preservation zones), sewer line depth and capacity, electrical panel headroom, setbacks and existing structures, and — the one everyone forgets — where the unit’s entrance and outdoor space should face for privacy on both sides. An experienced LA ADU builder answers all five on a single site visit. That visit is free, and it’s where every good ADU project starts.

Permits: LADBS ADU desk + California state ADU law; pre-approved standard plans can cut months off design.

ADU Construction in Los Angeles: common questions

How much does an ADU cost in Los Angeles?

Garage conversions in LA typically run $140,000–$220,000 all-in — structure, utilities, finishes, and fees. Detached new-construction ADUs generally land between $280,000 and $400,000+, driven by size, site access, and utility upgrades. Hillside lots add cost; flat Valley lots are the sweet spot. The free feasibility consultation prices your actual parcel.

Can I legally build an ADU on my LA lot?

Almost certainly yes. California state law (AB 68 and successors) requires cities to allow at least one ADU plus a junior ADU on most single-family lots, overriding older local restrictions. Setbacks as small as four feet, no added parking near transit, and by-right approval for units under state size limits. The consultation starts with a parcel check so you know exactly what your lot allows.

What are LADBS pre-approved ADU plans?

The City of LA maintains a Standard Plan Program — a catalog of ADU designs already reviewed by LADBS. Building from one skips most architectural plan check, often saving one to three months and real design fees. Many of our partner builders work with pre-approved plans or have their own approved sets; it's worth asking about at the consultation.

What does an LA ADU rent for?

One-bedroom ADUs across LA commonly rent for $1,800–$2,800 per month depending on neighborhood — Westside units at the top, Valley and East LA in the middle of the band. Against a $180,000 garage conversion, many owners see gross yields that beat most alternatives, plus long-term flexibility for family. Your consultation can include a rent-range reality check for your zip.

How long does an LA ADU take?

Garage conversions: typically 5–7 months end to end, including permits. Detached new builds: 7–10 months. Pre-approved plans compress the front half; utility upgrades (panel, sewer connection) are the most common schedule risk, which is why feasibility checks them first.

Who builds it — is True Home Remodel the contractor?
